CREATIVE SOLUTION PROVIDES MORE SPACE FOR ASSISTED LIVING FACILITY

Built with a focus on serving the needs of western Nassau County’s growing senior population, The Bristal at North Hills is a 141,840 square foot assisted living facility consisting of four stories and 140 units. However, the building sits on a sloping terrain that, while challenging to the design team, was the cause of a unique architectural element. As a solution, the team designed a lower elevation at the rear of the building, where the elevation was at its lowest point. This not only added a fifth story to the building, but also included the addition of a two-story dining space.

Before the project began, H2M and the developer underwent a municipal approval process that was able to save valuable time. This included a fee between the developer and Village being negotiated. After the negotiation, the building’s architectural design, area, height, massing, and zoning use were determined. The negotiation was followed by an expedited review process, which included public hearings and input. Once the review was complete, the project quickly obtained its building permits and moved right into the construction phase.
