Bringing Class A Experiences to Class B Buildings

H2M Director of Private Sector Architecture Kevin Paul, AIA, NCARB, LEED AP, CFM, and Department Manager for Civil Engineering Joel Richardson, P.E., recently published an article on office amenities in New York Real Estate Journal.

The article, titled “Bringing Class A Experiences to Class B Buildings,” outlines how owners of Class B office buildings can implement higher-end amenities to attract tenants back into the workplace.

Buildings are categorized on a scale of Class C to Class A depending on factors such as the age of the building, the quality of building materials, the range of amenities offered to tenants, and the building’s location. Class A buildings, commonly located in central business districts, have seen an influx of tenants as more and more companies pivot away from “work from home” models, but these buildings also command some of the highest rental prices.

By implementing some of the amenities most commonly found in Class A buildings, Class B owners can attract a wider array of tenants looking to return to an in-person or hybrid work model. These amenities include fitness and wellness facilities, shared communal spaces, dining areas, and more.
