Multi-Family Residential Design and Development

The Master Plan for the Incorporated Village of Mineola, developed a few years prior to the start of this project, demonstrated the need for additional multi-family housing for the Village. Mill Creek Residential Trust responded to this need by hiring H2M to design and develop two residential apartment buildings.

Though both buildings are across the street from one another, they are designed to act as a single community. Searing Avenue North is 164,451 square feet and comprises 96 residential units and 141 parking spaces. Searing Avenue South, meanwhile, is 174,597 and comprises another 96 residential units and 159 parking spaces.

Despite the nearly identical exterior of both buildings, the developer wanted different amenities in each building so as to encourage residents to utilize both. Searing Avenue North features a club room, fitness center, and an outdoor courtyard with seating, gazebos, outdoor activities, and a barbecue area, and Searing Avenue South houses a swimming pool, clubhouse, fitness center, and leasing and administrative offices.
