New Daycare Facility

Formerly a doctor’s office in an industrial park, we coordinated with the client, the Town of Oyster Bay’s Planning Division, and neighboring properties to design a daycare and two playgrounds. A preexisting cross access agreement with a neighbor made prior to the client purchasing this property added an extra challenge.
The site had only one way in or out of the parking lot, so H2M analyzed traffic patterns to develop a site plan that could safely accommodate pedestrians and vehicular interactions. The final design added an exit and restricted traffic flow to only one direction. Daily communication with the Town expedited the project schedule and easily earned approval from the planning advisory and Town boards. Despite COVID-related delays, the project ended on time and within budget.
