Amber Court at Smithtown

Fourth Story Addition

The Amber Court at Smithtown is a three-story, 186-bed assisted living facility in Smithtown, NY. The owner hired H2M to provide architectural services for a fourth story.

The project required a special permit from the Town of Smithtown Town Board.  It was zoned industrial, with two sides abutting residential property.  The Town’s Planning Department saw this as an excellent transition use from Industrial Residential.

The zoning restricted the height of the building to three stories.  It also had a very limiting floor area ratio which would not accommodate the owner’s program requirements.  In order to resolve this issue and still comply with the Town’s floor area restriction, a “courtyard” was excavated at a portion of the below grade cellar. As this space was now completely above grade, it provided the owner with the usable space which they required.
